ZT14 - Compensation for Impacted Lands

This service allows the customer to request financial compensation for his ownership that is fully or partially affected by government service projects, infrastructure projects, or by old property sorting projects affected by the organizational plan.

During this service, the customer's request is studied and the value of the financial compensation or the replacement of the affected Parcel with another Parcel is determined based on the guidance of the General Manager, and this service includes several different tracks according to the details below:

  • Physical compensation: In this process, the value of the affected land and its contents in whole or in part is valued and the customer is compensated with a financial value for this impact

  • Compensation resulting from expropriation: It is a type of financial compensation for land that has been expropriated through schemes

  • Compensation with land: In this track, the customer submits his proposal to compensate his damaged land with another land proposed with the approval of the General Manager, so that the value of the affected land and the required land will be valued and the difference in land values will be settled materially.

What is the duration of the service: 30 working days?

What is the result of the service:  A signed plan in case of compensation with a Parcel or a cheque payment letter in the case of financial compensation.

How do I apply

  1. Go to the Customer Happiness Center at Ras Al Khaimah Municipality to submit the application

  2. Submit documents to the employee at the Customer Happiness Center.

  3. Pay the transaction fees through the website, mRAK smart application, or ATMs available at the Customer Happiness Centers in Ras Al Khaimah Municipality.

  4. Wait until the competent department reviews the application and makes a decision to complete or reject it based on the determinants of compensation. Additional information, necessary studies or undertakings can be requested within 15 days, where the customer will be notified via email and text messages. The status of the order can also be tracked through the website, the mRAK smart app, or at the Customer Happiness Center.

How much is the service fee?

  • Survey exit fees.

  • Application transfer fee to the Municipal Council: AED 200.

  • The fee is final and determined based on the area and use in case the compensation is in the form of a Parcel.

What are the applicable terms and restrictions?

  • The owner must not have been previously compensated for the same Parcel.

  • The Parcel must be actually affected by the government project or organizational plan.

  • The land proposed for compensation should be free of planning obstacles or stops.

  • The Parcel to be compensated for must not be subject to natural obstacles or obstacles.
