How Do You Apply?

  1. You can apply for this service through your consultant at https://rakdigital.rak.ae by using your UAE Pass and select “New Building Permit” to begin your application.

  2. Fill in the application form and upload all required documents through the consultant office.

  3. Pay the initial fee and deposit.

  4. The consultant office will upload the required drawings to the website.

  5. The architect, structural engineer, electrical engineer, mechanical engineer, and service engineers will review the application in parallel.

  6. We will notify the consultant office and the owner once all drawings (architectural, structural, and services) are approved.

  7. The Chief Engineers will conduct the final review and grant the approval.

  8. Pay the final fees, assign the contractor, and pay the required deposits.

  9. Once verified, the permit will be issued electronically.

  • Land Document (Sketch) : Affection plan (valid for grants) Development control regulation (DCR) for plots (commercial, residential commercial, residential investment) Proof of ownership (if available).

  • Emirates ID : A valid copy of the landowner’s or grant beneficiary’s ID.

  • Official Letter : Authorization from the owner to the consultant.

  • NOC for Site Service Clearance Certificate : From Etihad Water & Electricity, Etisalat/Du and Gas provider (if exists).

  • Official Letter : From Sheikh Zayed Housing Programme (if required).

  • GBR documents.

  • Colored facades (not required for private residential).

  • Official Letter : From concerned authority if the project belongs to local or federal entities.

  • Soil investigation report.

  • Structural calculation sheet.


What Terms and Limitations Apply?

Terms :

  • Ensure your plot is vacant.

  • You need demarcation and design level certificates from the Planning & Survey Department.

  • Only consultants registered with RAK Municipality can submit applications.

  • Obtain a Waste Management permit before starting site work.

  • If your grant is a loan category, attach a mortgage contract from the Land Department—after permit issuance and before site work.

Limitations

  • Boundary wall permits are only issued with villas on Sheikh Zayed Housing Program plots.

  • Your plans must comply with all building regulations, specifications and Development Control Regulations (DCR).

  • The permit is valid for one year from the date of issue.
